Our brief

This contract involved construction of an operating theatre at the Downe Hospital in Northern Ireland.

One of the challenges was the restricted space available on site. The project also had a tight deadline of 20 weeks from initial design to completion.

Another key requirement, as with any building project in the healthcare sector, was that the hospital’s essential work could not be disrupted in any way.

Our modular building solution

Our team designed and developed the first fully constructed modular operating theatre in Northern Ireland.

We were able to use space to the rear of the existing theatre building (at the time it was a small courtyard between two buildings). Our team designed and installed a steel supporting framework so that the modular building could be located at first floor and could be connected by corridor to existing facilities.

The building consists of five steel-framed modules lifted into position at first-floor level. The lifting and positioning of the units took one working day, causing absolute minimum disruption at the hospital.

Extraspace Solutions was responsible for the complete contract, including:

Whiterock wall and ceiling cladding
Laminated automatic door sets
Floor coverings
All fitted furniture including stainless steel benches

We were also responsible for full M&E installation which included a full laminar flow system, surgeons’ panel and operating lamp.

The building has a 3.2m internal ceiling height with a further void of 400mm to accommodate all mechanical ventilation and ducting. The air handling unit is located on the roof of the modular building and connected back to existing services.

The building and steelwork is one-hour fire rated underneath, and access is maintained at ground-floor level to the existing stores and mortuary building. The contract included all Building Control applications, clinical six-stage cleaning, validation and commissioning to handover.
